Hiring a broker to buy a house, worth it

Hiring a broker to buy a house, worth it?

Buying a house is for many of us a stressful and difficult endeavour where we constantly feel lacking and inadequate. Understanding the basics of Real Estate is not necessarily that difficult but it does require some experience. Unfortunately not all of us have that much experience buying and selling homes. Real Estate brokers like lawyers can provide advice and guidance in an area few of us have expertise. However, hiring a broker is not free, it will cost you money, and depending on the broker, a lot of money, is it worth it? The answer to that question is not easy and the rest of this article will be dedicated to analyzing that question. However the quick answer is, it depends. Just like paying any kind of money for a lawyer that will get you out of death row is always worth it but it might not be worth hiring a lawyer to deal with a speeding ticket. The situation you are in will decide if it is worthwhile paying for a broker.

Buying the right property is not always easy. Getting a good price can be even harder when we don’t have experience in the Real Estate market. A real estate broker can help you with all this when buying a house.

However it is important to understand some basic facts about Real Estate brokers and you. First, they are in it for the commission. They make money if you buy, so they are going to try to get you to buy, because if they don’t they don’t make a buck. Second, it is only natural that they will want to sell you a house from their own portfolio or from one of their “contacts” and get double commission.

One way to face these issues is to sign a binding contract with the buying broker. This contract will guarantee a commission to the broker that will thereafter be bound to find the best deal for the buyer. Without this contract the broker is free to look for commission from both the buyer and the seller. How likely a broker is to forego commission because of a contract is up to you and your faith in humankind. However it is better to have a legal contract at hand if any foul business occurs in the future.

Let’s finish this article with two clear points that will help you make a decision:

1) A Real Estate broker will be able to contact more sellers and give you a better scope of the market. He might very well find you a cheaper home in your price bracket and in the process save you much more than his commission.

2) There is still no legal precedent for suing a real estate broker for bad advice on a sale. If you realize after the sale that the whole operation was a bad deal where you paid well above the market price and your broker just pushed you along to guarantee the sale, there might not be much you can do.
